Project Description:
The project entails the transformation of a five-story building, situated at 2205 N Front Street in Philadelphia's vibrant Kensington Neighborhood, into a multifaceted establishment. Formerly a furniture showroom & warehouse, the structure will undergo extensive renovation to accommodate a bar, restaurant, and micro-hotel.
With an impressive footprint of approximately 15,800 square feet, including a mezzanine and proposed roof deck, the building's interior will be fully renovated while preserving its existing character. The design approach aims to enhance the current features with new, complementary elements, maintaining a cohesive and organized aesthetic throughout.
The renovated interior will feature a full restaurant with a bar and commercial kitchen, along with a micro-hotel spanning two floors. Each of the four hotel units will boast a kitchenette, living area, and sleeping space. Additionally, the fifth floor will serve as an event space, complemented by a commercial kitchen to support the rooftop restaurant and bar.
Key enhancements include the addition of a new elevator to ensure compliance with building codes, as well as the installation of a roof deck with connecting stairs and amenities such as a covered bar. Upgrades to mechanical, plumbing, and electrical systems will be undertaken as necessary, and the building will be fully sprinklered for safety.
While minor modifications to the front facade are planned, the existing materials will be carefully refurbished or replaced in kind. At the rear, adjustments will be made to accommodate mechanical equipment, and the existing fire escape will undergo repair and safety certification by a structural engineer.
Throughout the project, structural engineers will oversee the design of any necessary reinforcing elements, including new openings for proposed windows and doors, as well as structural support for the roof deck and associated amenities. The comprehensive renovation aims to breathe new life into the building, creating a vibrant destination that seamlessly blends historic charm with contemporary amenities.
